Construction Manager

Golden Bloom Pharms is looking for an experienced Construction Manager that can focus to ensure all projects are delivered on time according to requirements and without exceeding budget. Oversee construction projects progress ensuring projects are completed timely and in a cost-effective manner. Responsible for

budgeting, organization, implementation and scheduling of the projects. The successful candidate must be well-versed in operating and maintaining building

maintenance and mechanical facilities. In this role, you will have the opportunity to support a variety of property needs for retail locations across the state. You will

work with a team tasked with receiving, dispatching and following up on maintenance work orders, soliciting quotes for services and maintaining building systems for multiple retail locations as well as interfacing with vendor relationships and Landlords on various types of work orders.

The Responsibilities:
• Collaborate with engineers, architects etc. to determine the specifications of the project
• Negotiate contracts with external vendors to reach profitable agreements
• Evaluate construction projects progress and prepare internal and external detailed reports pertaining
• Review the project in-depth to schedule deliverables and estimate costs
• Oversee all onsite and offsite constructions to monitor compliance
• Review the work progress on daily basis
• Plan ahead to prevent problems and resolve any emerging ones
• Negotiate terms of agreements, draft contracts and obtain permits and licenses
• Analyze, manage and mitigate risks
• Ensure that building designs are aligned with operational needs and compliance regulations
• Ensure all current and new Golden Bloom retail spaces are equipped with the necessary utilities while also managing costs through optimized maintenance and sustainability practices
• Oversee the programmed upkeep of our spaces
• Address breakages, wear and areas requiring minor additions or subtractions in a strategic and timely manner
• Manage databases in conjunction with the contractors.
• Ensure auditing of work orders performed by vendors to insure accurate billing.
• Supervise and train field staff and vendors as needed.
• Maintain and update standard operating policies and processes.
• Develop, maintain, and organize department’s central files, information, filing, and messages.
• Perform procurement of materials to support the Properties or field teams
• Work with procurement on, bid information, and contract documents.
• Provide support to the Retail, Store Development and Operations departments.
• Manage the process within the CMMS system service desk including receiving work requests, assigning work orders, entering system data, following up on requests and processing invoices.
• Stay within all budgets in spend areas to support our properties
• Ensure review invoicing, checking costs against approved work orders.
• Responsibility to execute needed preventative maintenance and corrective maintenance needs of our stores
• Validation of vendor response to respond to emergency maintenance calls 24/7 as needed in support of vendor and implement emergency preparedness plans.
• The Qualifications:
• Bachelor’s degree in Business, Facility Management, Construction Sciences, Industrial Engineering or related field of study
• Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
• In-depth understanding of all the facets of the construction procedures and material and project management principles
• 3 to 5 years leading a team responsible for properties/facilities/construction and vendor management experience or equivalent role.
• Understanding of Commercial HVAC, Electrical, Plumbing, Fixturing, Doors/Storefront, Landlord communication & negotiation and building trades
• Self-starter with strong financial acumen and the ability to set and monitor goals and tasks with strong leadership skills.
• Strong written and oral communication skills
• Must be able to prioritize response needs when dealing with emergencies
• Must be able to stay organized while multi-tasking and work well in a fast-paced environment
• Electrical, plumbing, and general construction skills
• Valid driver’s license
